Restoration and renovation of Hotel Cupido, Mallorca
History
When the Hotel Cupido was reopened in may 2010 after a short renovation period of only six months the hotel could barely be distinguished from a modern new constructed building, and that not only from the outside but also from the inside. In the time of its origin the „Hotel Royal Cupido“, as it was named when it was opened in 1976, was classified as one of the most modern and beautiful hotels on the beach of Palma. Old photographs show us that the interior and exterior components have formed an integrated whole. But multiple renovations in the 1990s with its mix of materials and styles had caused the charm of the 1970s to disappear. Primarily located to the seaside the three-star hotel has lost its splendid image and individual charm. Thus in 2004 the hotel was about to be sold.
Project procedure
A total of 180 rooms has to be renovated and recreated on new floor plans. During the stage of designing it was important to plan as well as to build prototype rooms at prices that reflect the true costs of construction. “In this way the client can experience virtually one-to-one the atmosphere of the later realization"; next "it enables to examine the existing building structures and the installations of the technical facilities in order to better assess the complexity of the project" as architect Barbara Mohren explained. At the same time optimized technical solutions could be developed and the expected construction time could be evaluated realistically. Thorough planning is the prerequisite for a short construction time as it was expressly desired.
Our sustainable aim was to lower the CO2 emissions by 50 percent through its renovation. The reduction of almost 40 percent has been achieved by measures on the building envelope, by energy and water saving building services engineering as well as by the use of recyclable construction materials. According to architect Andreas Tänzler "the reduction of operating costs and the higher level of comfort benefit the building owner as well as the user“. The client invested altogether 7 million euro in the revitalization of the hotel with its 11,000 sqm gross floor space. Success was immediate, an occupancy rate of 85 percent and an average room price of 104 euro speak for themselves. The jury of the HOTELFORUM also saw it this way and selected the Hotel Cupido for the award „Hotel of the Year 2010“.
